What’s included?
Prices are per apartment or cottage and include:-
  • Bedding and bed linen
  • Beds made-up on arrival
  • Towels and tea towels
  • Full central heating/thermostatic heating
  • Electricity
  • Telephone (but not outgoing call costs)
  • Welcome tray which typically includes Yorkshire Tea, Fairtrade coffee, fresh milk, sugar, home-made cake and a complementary bottle of wine
  • Exclusive use of leisure facilities - workout room, sauna and whirlpool spa bath (sunbed extra)
  • Free use of laundry (or washing machine/dryer in your accommodation)
  • VAT at current rates

We try to include everything you need and more! Our prices are all-inclusive of heating, hot water, gas and electricity. We provide your bed-linen, towels and tea towels. The beds will be ready made-up for your comfort as will the tea tray, to refresh you after your journey, with fresh milk in the fridge. You will also find our complimentary welcome tray when you arrive with a variety of essential items to save you an immediate visit to the shops.

All cottages and apartments have CD stereo, multichannel widescreen digital cable TV, iPlayer and DVD players as well as at least one bedroom TV.  All apartment bedrooms have a TV

Every cottage and apartment has a dishwasher and a fridge or fridge/freezer. The cooking facilities include a ceramic hob, fan oven, microwave and toaster. There are showers in each bathroom as well as baths in each cottage and apartment.

Free laundry facilities are provided in the cottages or the main house.

We include garden furniture and barbecues for your use.

Included in your stay is use of our leisure facilities. These are in The Cellars of the main house and include the small Workout Room, Sunbed, Sauna and Whirlpool Spa Bath plus separate changing rooms.

Please note that we are completely No Smoking.

Anything extra?

We aim to include everything in the price. The only extras are telephone calls and the sunbed. However, you may want to pamper yourself a bit more during your stay! For example:-

Extra items to your welcome pack can be provided. We often receive requests for champagne, chocolates and flowers to be waiting your arrival. These can all be arranged!

A choice of alcoholic drinks will be available in your cottage/apartment. A popular choice is a dozen bottles of local ale.  Alternatively, you will find a selection of wines. You only pay for bottles consumed.

Although not compulsory, we strongly recommend Cancellation Insurance. 


We want you to have a worry-free stay with us; a chance to relax and re-charge the batteries.
You’ll have complete privacy in your cottage or apartment, but we’re usually on hand should you need any help or information.

Prices include VAT and are subject to alteration. They are per cottage or apartment, NOT per person. There are no extras for heating, linen etc. Your cottage/apartment will be ready from 4pm on arrival day and needs to be vacated by 10am on departure day.

Full Week Stays - run from Friday to Friday (except Christmas/New Year). A Friday changeover enables you to get an early start to your holiday and, at the end of your stay, to have time to prepare for a return to school/work. It also enables us to accept weekend short breaks, particularly out of season.

Short Breaks - Three night Short Breaks are for 3 consecutive nights arriving on Friday. At weekends that means that even if you can't stay until Monday morning, your accommodation is yours all day Sunday, with no early morning departure. Four night mid-week Short Breaks are for 4 consecutive nights arriving on Monday.

Off-peak - If you book an off-peak season short break well in advance, please note that, as we carry out out-of-season refurbishment work or have longer staying guests, we may need to upgrade you. This would always be to a more expensive cottage/apartment and at no extra cost to you! We would always try to contact you in advance but, when you book, please let us know if any accommodation would be unsuitable.

Late Availability - We get occasional cancellations, sometimes at short notice. As well as full week stays we can offer Short Breaks, even during peak season, from one month beforehand. Do ask to be on our standby list or call for the latest position.

Longer Stays - Discounts are available for out of season stays of longer than 4 weeks.

Pets - up to two well behaved dogs are welcome in each cottage for a small charge and one dog in The Scullery Garden Apartment.  Dogs (other than assistance dogs) are not allowed in the other apartments due to the stairs and opening windows .  Please read our Booking Conditions if you wish to bring your pet. 

Cancellation - your booking is a binding contract and you may be liable for the full price of your stay if you had to cancel, unless we were able to re-let the accommodation in full. Our Cancellation Scheme or other insurance is entirely optional but recommended. Please ask for details.
