All our accommodation is fully furnished and prepared to the highest “We’re Good To Go” standards with all essentials included (pots, pans, cutlery etc).
Your accommodation will be prepared to our usual high standards ready for your stay.
Coach House, Applebarn and Orchard Cottages. Each has 3 bedrooms and private garden.
The best choice for single occupancy, couples and with older children. Shared sunny roof terrace.
So, how does it work?
Is everything furnished? Yes. Unless otherwise shown, our cottages and apartments are fully furnished with all pots, pans, glasses, plates etc.
Is bedding provided? For longer lets, we ask you to bring your own bedding, towels and tea towels.
What about bills? Our longer let prices are inclusive – except heating, electric and water (which are metered and invoiced by us at cost). There is high speed wi-fi, Freesat (around 175 channels) with iPlayer and Netflix compatible and Freeview. You won’t have to register for Council Tax and there will be no other fees, deposits etc.
What about the price of gas? With 9 cottages and apartments here, Paula gets the best deals! We are contracted for gas and electric until 2022/23, so there should not be any winter hikes in your gas or electricity prices.
Can you offer cleaning services? Your accommodation will be fully prepared to the highest standards for your arrival and should be left in a satisfactory condition. If you need cleaning services, we can suggest one of our contract housekeepers.
What about Covid? We have acquired the Industry Standard mark “We’re Good to Go” from Visit England for our cleaning protocols and social distancing measures. You must observe all current national and local restrictions.
What about pets? A well behaved dog is allowed to stay in one of our cottages, but not in the apartments. Other pets (hamsters, goldfish etc) are by advance arrangement. We’re sorry but we don’t accept cats.
Is there still a gym? Shared leisure facilities (other than the roof terrace) are now closed.
What is the minimum/ maximum stay and notice period? 12/22 weeks for a longer let. We ask for you to pay four-weekly, four weeks in advance of each four-weekly period and give us four weeks notice of leaving or wishing to extend your stay (subject to availability).
How much? Our longer lets are much cheaper than holiday stays, because our costs are lower. If you’re planning a lengthy stay, our prices may initially appear more expensive than an Assured Shorthold Tenancy. Remember though, that your costs are included with us. You won’t be tied to a 6 or 12 month fixed contract and won’t have to sign-up with the electric, water, gas and telephone companies etc. Winter Lets are exempt of VAT.
How far ahead can I book? As we won’t know when current guests are leaving until 28 days before they do, we are only able to confirm stays around 28 days ahead of arrival.
