All stays this year are for extended stay (many weeks) and booking can only be confirmed about a month before arrival. This is because everyone is staying on a rolling 28 day basis and we won’t know when guests are leaving us until around 28 days before they do.
Accommodation is fully furnished and prepared to the highest “We’re Good To Go” standards with all essentials included (pots, pans, cutlery etc). VAT payable (currently 5%. 12.5% from October). Minimum stay 28 nights.
We are now taking bookings for Winter Lets. These are for stays of 84 to 154 nights arriving from 1st November. Still fully furnished with all essentials, but bring your own bedding and towels. Utilities (gas, electric, water) metered and charged at cost. Winter Lets are VAT-free.
The Main House is currently unavailable but The Old Gallery, three courtyard cottages and our four apartments are here for longer lets.
Your accommodation will be prepared to our usual high standards ready for your stay. Note that extras (cake, wine) that used to come with our full-priced holiday stays are not included with reduced rate longer lets.
Coach House, Applebarn and Orchard Cottages. Each has 3 bedrooms and private garden.
The best choice for single occupancy, couples and with older children. Shared sunny roof terrace.
So, how does it work?
Is bedding provided? We will make up all the beds and leave a set of towels, t-towels etc. You may wish to being your own spare bedding and more towels. (Winter Lets do not include bedding or towels)
What about bills? Your bills will be included in the one price – heating, electric, Freesat (around 175 channels) with iPlayer and Netflix compatible. You won’t have to register for Council Tax and there will be no other fees, deposits etc. (Winter Lets have water, gas and electric metered at cost).
What about Covid? We have acquired the Industry Standard mark “We’re Good to Go” from Visit England for our cleaning protocols and social distancing measures. You must observe all current national and local restrictions.
Can we make a group booking? Sorry, no; The Main House is unavailable and you can’t book multiple properties.
What about pets? A well behaved dog is allowed to stay in one of our cottages, but not in the apartments. Other pets (hamsters, goldfish etc) are by advance arrangement. We’re sorry but we don’t accept cats.
What is the minimum/ maximum stay and notice period? 4/22 weeks. 12 weeks minimum stay for a Winter Let. We ask for you to pay four-weekly in advance of each four-weekly period and give us four weeks notice of leaving or wishing to extend your stay (subject to availability).
How much? Our longer lets are much cheaper than holiday stays, because our costs are lower. If you’re planning a lengthy stay, our prices may initially appear more expensive than an Assured Shorthold Tenancy. Remember though, that all your costs are included with us. You won’t be tied to a 6 or 12 month fixed contract and won’t have to sign-up with the electric, water, gas and telephone companies etc. We still have to charge VAT – except on Winter lets.
What are Winter Lets? After the summer season ends (around 31st October), we can offer VAT-free winter lets until Easter for a minimum of 12 and a maximum of 22 weeks. Please contact us about about a winter let.
How far ahead can I book? As we won’t know when current guests are leaving until 28 days before they do, we are only able to confirm stays around 28 days ahead of arrival.
